1 Bed/1 Bath Deluxe Suite with beach access on site. The space is best suited for 2 people (1 queen bed and 1 pullout queen sofa-bed, <200 square feet)
No ocean view from the Cottage, but you will have private beach access without having to cross A1A!
Full kitchen, private bathroom, pullout Queen-sized sofa bed, free WiFi, parking, coin laundry on-site, and beautiful views of the Atlantic Ocean from our Beach Deck!
1 Bedroom/1 Bathroom beach condo right off A1A!
A full kitchen features updated appliances, including a fridge, microwave, and electric range. Two colorful stools allow for breakfast in the kitchen or relaxation on the queen-sized pull-out sofa bed.
A sliding barn door divides the main areas from the queen bedroom and bathroom.
The bathroom has a walk-in shower and vanity with storage.
To truly enjoy this unit, grab a beach towel from inside Cottage 1 and head east to the storage room, located behind Cottage 5. There, you will find beach chairs and beach toys for shared use among guests.
Continue east, through the gate for private beach access.
Stay and relax on the shared Coco Sands Beach Deck, or continue down the path to the dunes to the Atlantic Ocean!
After enjoying the beautiful Florida weather, an outdoor shower in the common area is available for rinsing off before heading back to your Cottage, or you can hang out outside in your swimsuits and enjoy dinner on our shared grill!

• 1 Queen sized bed in the bedroom which is separated by a sliding door.
• Private bathroom.

• Newly remodeled Beach Deck with beautiful view of the Atlantic Ocean.
• Grill on the property for shared use among guests.
• Please Note: This Cottage is best suited for 2 people (1 queen bed and 1 pullout queen sofa-bed, <200 square feet) but can accommodate 4. Please note that with 4 adults, the interior space is minimal when the sofa bed is pulled out.
• A refundable damage deposit of $200 will be charged upon your stay. This amount will be fully refunded after your stay, provided no damage is found in the unit.
House rules
• Please rinse off excess sand when returning from the beach. We do our best to keep the Cottages as sand free as possible!
• If using the shared beach toys, chairs, umbrellas, please shake off excess sand before returning to storage.
• Upon departure, please wash all used kitchen items, throw trash away, and take them to the bins outside.
• Events are not allowed.
• Smoking, vaping, and e‑cigarettes are not allowed.
• Quiet hours are from 10:00 PM to 7:00 AM.
• Commercial photography and filming allowed.
• Pets are allowed, 1 pet maximum, no weight restrictions, with $80 pet fee. No pets are allowed without prior approval from Coco Sands Cottages.
• We require all guests to upload a photo of their government issued ID for our online check-in process. We do not have a physical front desk/hotel lobby so we require our guests to complete their check-in through a link. The link is sent 24 hours before check-in (or as early as possible for late bookings) and must be completed before your door code will be given. Please make sure you are ok with a simple, digital, check-in process.

Pre-Payment Policy: To secure your booking, we require a 30% pre-payment at the time of reservation. The remaining balance will be due 30 days before your arrival.
Cancellation Policy: Please note that the 30% pre-payment is non-refundable. If you need to cancel within 30 days of your arrival, the full amount of the reservation will be charged.
