Guest Rental Agreement


1. TERMS and CONDITIONS RESPONSIBILITY: Guest hereby assumes all risk of damage to any and all personal property of Landlord and Guest, including household furniture and goods during such use and occupancy. Guest hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same. PERSON(S) RESPONSIBLE FOR BOOKING STAY AND ACCEPTING PROPERTY KEYS MUST BE AT LEAST 25 YEARS OF AGE and will be required to show valid ID at Check-In. USE: It is agreed that the premises shall be used only for residential purposes and for no other purpose whatsoever. Guest in his possession, use and occupancy of the premises agrees to observe and comply with all restrictions, laws and ordinances affecting the premises or occupancy thereof. Guest further agrees that no use shall be made of the premises or acts done which will increase the existing rate of insurance upon the premises or will cause a cancelation of any insurance policy covering the premises. SMOKING IS NOT PERMITTED INSIDE ANY RESIDENCE. A $350.00 fee may be charged for ionization if smoking in the property is detected. OCCUPANCY and PARKING: By state law, the number of guests may not exceed what is posted for each home. Maximum occupancy includes children over 2. Parking is restricted to the number of vehicles legally allowed at each property and vehicles must be parked in driveway or garage (if available). NO street parking is allowed. PET POLICY: NO PETS ARE ALLOWED AT THIS PROPERTY. Properties which are NOT pet friendly have been deemed so at the property owner`s discretion due to damage or allergy concerns. Guests who bring pets to a property that is NOT pet friendly will be asked to remove the pet immediately and will be charged a $500 fee to cover carpet and upholstery cleaning. RELEASE OF WAIVER OF LIABILITY: Guest hereby expressly, knowingly and freely assumes all risk of liability of any kind, or for any injury of persons or damage to property of guest or any other person, from any cause whatsoever, foreseeable, or unforeseeable, resulting from the use, occupation or enjoyment of the premises by guest, guest`s invitees, dependents, charges, any person holing under guest, persons acting on guest`s behalf, and guest hereby releases and discharges the releasees (RS Vacation and Homes, LLC and the owner/s of property being occupied) from all liability, claims, demands, losses, or damages caused or alleged to be caused in whole or in part by the negligence of the releasees or otherwise. PROPERTY POLICIES AND GUIDELINES: Booking Guest has shared the IMPORTANT INFORMATION GUIDELINES (Separate email) with their entire party and agrees that they will abide by all rules stated in that email and below or be subject to fines AND/OR eviction. • BOOKING/RESPONSIBLE GUEST MUST BE AT LEAST 25 YEARS OLD • NUMBER OF GUESTS MUST NOT EVER EXCEED THE POSTED LIMIT • NUMBER OF CARS MUST NOT EVER EXCEED THE POSTED LIMIT • NO SMOKING OR VAPING OF ANY KIND ALLOWED INSIDE THE PROPERTY • NEIGHBORHOOD QUIET HOURS ARE FROM 10 PM TO 7 AM • NO AMPLIFIED MUSIC OR MEDIA IS ALLOWED OUTSIDE AT ANY TIME • NO PARTIES or EVENTS FAILURE TO ABIDE BY THE ABOVE CITY CODES/RULES WILL RESULT IN CITY FINES AND/OR EVICTION WITHOUT REFUND! BY SIGNING BELOW GUEST DECLARES THEY HAVE READ THE ABOVE INFORMATION AND THEY ARE ACCEPTING ANY AND ALL RESPONSIBILITY FOR THEIR ENTIRE PARTY AS WELL AS THEMSELVES - INCLUDING AGREEMENT TO PAY ANY FINES THAT ARE ASSESSED BY THE CITY OF BIG BEAR LAKE DUE TO CODE VIOLATIONS.
