GUEST RENTAL AGREEMENT
This Guest Agreement (“Agreement”) is made between Domus Flats and/or North Management LLC (“Management”) and the Guest (“Guest”) and relates to accommodations managed by Management.
1. This Agreement is in addition to any rental agreement entered into by the Guest on the website through which the accommodations were booked. In the event of any conflict, the rental agreement terms shall govern.
2. Guest must be at least 21 years old and legally able to enter into binding contracts. By booking a reservation, Guest represents they meet these requirements. Certain properties or times of year may require guests to be older.
3. Guest agrees that a national background and sex offender check may be performed. If adverse results are found, Management may cancel the reservation and refund the deposit. Management may share the report with the property owner or manager upon request and in compliance with applicable laws. Use of a false name will result in cancellation and refund of deposit.
4. Guest authorizes Management to charge their credit card for damages, extra cleaning, unauthorized early check-in/late check-out, or as outlined in the Fee Schedule below. Charges are at Management's reasonable discretion.
5. Guest and any invitees must follow the rules and regulations of both Management and the building. The stricter rule will apply in case of conflict. Violation may result in eviction and forfeiture of payments. rules and regulations of the Building, a copy of which is attached hereto.
6. The accommodations may not be used for illegal, commercial, or disruptive purposes. No modifications to the accommodations (e.g., adhesives, nails) are allowed.
7. Occupancy is limited to the legal and advertised capacity. Over-occupancy will result in eviction.
8. Dogs are welcome with a $125 fee per stay (maximum of two pets per room). The weight limit of your pet shall be 50 pounds or less. Service animals are welcome at all Domus Flats properties.
9. Accommodations are fully furnished, including linens, towels, and basic kitchen equipment. Guests are responsible for bringing towels for pools or spas, and should not use indoor towels for these purposes. Furniture and layouts may differ from advertising. Damaged or missing items will be charged to the Guest’s credit card.
10. Maintenance issues must be reported immediately. Management will attempt resolution promptly. No refunds will be issued for mechanical failures.
11. Smoking of any kind is prohibited in accommodations, common areas, and near entrances.
12. No parties or gatherings exceeding double the legal occupancy are allowed. A first noise complaint will result in a warning; a second will result in eviction. If law enforcement is involved, Guest may be evicted and charged for related damages or fees.
13. Registered Guest is responsible for the behavior of all occupants or visitors. While building staff may assist, they are not always affiliated with Management. Any damages or issues must be reported within 3 hours of arrival or may result in additional charges.
14. All access tools (keys, fobs, remotes) must be returned at checkout. Fees apply for unreturned items (see Fee Schedule).
15. Management is not liable for Guest’s personal property and provides no insurance. Guests must insure their belongings and will be held liable for damages caused by themselves or their visitors. Management is not responsible for service interruptions beyond its control but may issue partial refunds if the unit becomes unusable.
16. Management may relocate the Guest to a similar accommodation if necessary. Rates and dates may change without notice. Disputes shall be resolved in the state or federal courts where the property is located.
17. If any provision is deemed unenforceable, the rest of the Agreement remains valid.
18. In any dispute, the prevailing party may recover legal fees, including appeals and collection costs.
19. Guest consents to credit card charges without a signed slip. Email confirmation of this Agreement may serve as authorization, which remains valid up to 90 days after checkout.

BUILDING RULES AND REGULATIONS
House parties and illegal substances are strictly prohibited and will result in immediate eviction. Violators will be charged a $500 fine.
All Domus Flats destinations are fully Non-Smoking properties. Smoking is not allowed in the Flat, on the balcony, or within any of the common areas within the Domus Flat Premises. Violation of the smoking policy will incur a $250 fine, plus the cleaning costs necessary to remove smoke odors from the Flat and/or linens.
Quiet hours are enforced every night from 11:00 PM - 8:00 AM.
