Setting fees on Airbnb

1. Go to timeline, find (type the unit’s name or ID) the unit you need, and press “Enter”

1. Click on the unit’s name
   

2. Right-click on update and open a new tab

1. In the right corner from the  “Operations” dropdown menu open “View Taxes” in a separate tab by right-clicking on it.
   

2. Select the “Channel” ”Airbnb” on the left upper side and click on “Submit”.
   

3. Sum up all the fees set as flat amounts (if the fees have increments take the amounts next to the “Per stay fee increment” line). This will be the cleaning fee at Airbnb. The fees are automatically updated on Airbnb integration page, but this can be double-checked.

4. Go back to the timeline, and open the “Property Update” page
   
   
   

5. At the bottom of the page find the Airbnb line.
   
   

6. Click on “edit” on the right side.

7. On the Airbnb integration page find the “Cleaning fee” section.

1. Compare if it is the sum of all the fees we have set for the unit. Airbnb allows setting “Cleaning fee” up to $600, so

A. If the amount is up to $600, we should have the sum of all fees under the “Cleaning fee”, for example, if we have $300 of cleaning fee + $50 of damage waiver fee + $30 of admin fee, we should have $380 under the “Cleaning fee” part. 

B. If the sum of all fees exceeds $600, the exceeding amount will show as a “Resort fee” in Airbnb integration and correspondingly on Airbnb.

If there is a flat amount resort fee in the setup, it will be included in the cleaning fee.

C. If the Resort fee is a percentage of the rate, it will appear as the “Resort fee” on the Airbnb integration page and will be included in the Rate when making a reservation on Traveller's end.

D. If the amount is not correct, press Load from the property, and after the correct amount appears in the Cleaning fee section, press “Save”. 

1. To set up a “Pet fee”,
   
   Open the property’s tax setup, find if there is a pet fee already set up, then go to the Airbnb integration page and check:

1. If the Pet fee should be “Per stay”, select “per group” as a “Charge type” and select “Per booking” as “Charge period”

1. If the Pet fee should be “Per pet”, select “per pet” as a “Charge type” and select “Per booking” as “Charge period”

1. Go to Airbnb travel rent, try to reserve the unit, and check. Note that the pet fee is included in the rate.
