Standard Operating Procedure (SOP): Arcadia Hotel Operations & Guest Services

1. Amenities & Guest Access

• Parking:

  • Free onsite parking is available.

  • Public street parking is also permitted (see green zones on parking map).

  • No trailers allowed.

  • Guests must comply with posted parking regulations.

• Courtyard Amenities:

  • Outdoor furniture available during patio season.

  • Firepit located behind the main building, ground floor. (See Section 11 for usage instructions.)

2. Hotel Location

• Address: 3433 W Chinden Blvd, Boise, ID.

• Located between 34th and 36th, on the south side of Chinden Blvd.

• Landmark: Next to Barrigas Restaurant.

• The hotel is elevated, black in color, and features prominent Arcadia signage in white font on all sides.

3. Smart Lock Keypad Operation

• Guests will receive a unique door code on the day of check-in via text and email.

• To Unlock:

  1. Press “Yale”

  2. Enter your unique code

  3. Press ✓ (bottom left button)

• To Lock: Press “Yale” when exiting the room.

4. Room Types

• Queen Room

  • Max Occupancy: 2

  • Second-story private entrance

  • Features: Queen bed, coffee maker, mini fridge, work station, Smart TV, private bathroom with shower

  • Microwave available in the middle building (requires front door code to access)

• King Suite

  • Max Occupancy: 4

  • Second-story private entrance

  • Features: King bed, sofa bed, coffee maker, mini fridge, microwave, Smart TV, clothes rack, private bathroom with shower

• Ground Floor Queen Room

  • Max Occupancy: 2

  • ADA accessible

  • Features: Queen bed, Smart TV, private accessible bathroom with roll-in shower

  • Microwave and espresso machine in the middle building, left of Room 29

5. Guest Relocation Protocol

• When relocation is required (e.g., maintenance, cleanliness):

  • Relocate the guest to a similar room type at the same rate.

  • If no exact match is available:

    • Choose a room with $10–$15 rate difference with no upcharge.

    • If only options exceed $15, contact the manager.

  • Create a work order with the word "Resolved" in the description once the issue is handled.

6. Policies

• Check-In Time: 4:00 PM MST

• Check-Out Time: 10:00 AM MST

• Early Check-In (subject to manager approval):

  • $40 + tax for 12 PM check-in

  • $20 + tax for 2 PM check-in

• Late Check-Out (subject to manager approval):

  • $20 + tax for 12 PM checkout

• Pet Policy: No pets allowed

  • Dogtopia is nearby for dog daycare.

• Cancellation:

  • Free if cancelled 48+ hours before check-in.

  • No refund within 48 hours.

  • If cancelled same day after 2 PM, the room must be blocked for inspection.

• Quiet Hours: 10:00 PM – 8:00 AM

• Smoking:

  • Prohibited anywhere on the property.

  • $300 fine for violations.

• Damage Policy:

  • The guest is liable for stolen or damaged items.

• Lost & Found:

  • Turn over items to management.

  • Guests pay postage for returned items.

7. Troubleshooting & Guest Support

• Work Orders:

  • Note if manager or Hosteeva is involved.

• WiFi:

  • Network: Stay Arcadia Guest

  • Password: 5StarReviewPlease

• Thermostat Operation:

  1. Press On/Off

  2. Use “X” for fan control (Auto, Low, Med, High)

  3. Use arrows to adjust temp

  4. Mini-splits auto-adjust based on motion sensor. It may take up to 10 minutes to resume guest settings.

• Housekeeping Requests:

  • Use “Please Freshen My Room” hanger on the door between 10 AM–12 PM.

  • Housekeeping visits between 11 AM–4 PM (room must be unoccupied).

8. Firepit Instructions (Courtyard)

• To Light:

  1. Hold the igniter button to create a spark.

  2. While holding the igniter, turn the control knob to “LOW”.

  3. If not lit within 5 seconds, turn the knob OFF and wait 5 minutes.

  4. Once lit, hold the knob in for 20 seconds before releasing.

  5. Adjust flame as needed (max height: 18 inches).

• To Turn Off:

  • Push and turn the control knob to OFF.

9. Guest Amenity Access

• Room-Level Items:

  • Extra pillow & blanket: cabinet near fridge

  • First Aid Kit, toilet paper: under sink

  • Iron/Ironing board: King suites

• Middle Building Amenities (code: 1952* – staff use only for escalations):

  • Ice machine, buckets, bags

  • Spare remote, towels, coffee, blankets, creamers, cups

  • Community microwave & coffee maker

  • Turn the handle gently 45 degrees to open the front door

10. Smart TV Use

• Confirm the TV is plugged in and powered on.

• Guests must use personal streaming accounts for app-based viewing.

11. Local Attractions

• Parcero Wine Bar – International wine, walkable

• Bert’s Brewing – Local craft beer, retro vibes, walkable

• Black Moon Restaurant – Pizza, pastries, coffee, happy hour, delivery

• Greenbelt – Boise River pathway to downtown (bike/walk)

• Ester Simplot Pond – Watercraft rentals, beach, play area

• Downtown Boise – 5 min by car or bike, dining & entertainment
