Location, Location, Location Stay at our luxurious and spacious 4 bedroom / 4.5 bath townhouse in the heart of Winter Park for your next winter ski vacation or summer getaway! The convenience is unbeatable ...walk to restaurants, bars, shops, and the beautiful Fraser River Trail. Just a few steps from the townhouse, the free shuttle bus picks you up and within minutes you are at the base of the Winter Park Resort and ready to snow ski! Additionally, a new supermarket, Fireside Marketplace and Eatery, has open up just around the corner from our place. Winter Park is only 90 miles from Denver International Airport, so getting here quickly, inexpensively, and in all weather conditions from most places in the USA is not a problem. Also, Amtrak runs regularly from downtown Denver to Winter Park/Fraser. You may not need a car at all! We love our Winter Park getaway and hope you will too. People who stay here say that this place is very spacious and does not feel crowded when fully occupied. It is roomy enough for two families to share and enjoy a memorable vacation. This unit is privately owned and managed, and we take pride in our home and expect renters to treat our home as if it were their own. This is a non-smoking and pet-free home. This home is an ideal Work from Home (WFH) destination with high speed internet and wi-fi and tables throughout the house so you can shelter in place and still get work done! Here's the sleeping arrangements by bedroom: MASTER BEDROOM (top floor) - 1 KING sized bed with attached bathroom - walk-in shower, dual vanity, and soaking tub. Also included full walk-in closet, sitting area, and cable TV. Sleeps 2. 2nd MASTER BEDROOM (top floor) - 1 QUEEN sized bed with attached bathroom - shower/tub combo and single vanity. Sleeps 2. 3rd BEDROOM (top floor) - 1 log BUNK BED with full mattress on bottom and twin mattress on top. Bathroom with shower / tub and single vanity in hallway outside and washer / dryer in hallway. Sleeps 2 to 3. 4th BEDROOM (bottom floor) - 2 BUNK BEDS with 4 twin mattresses with bathroom just outside door with shower/tub and single vanity. Sleeps 4. Office with Futon (bottom floor) - 1 futon that can sleep one additional person if need be. Next to 4th bedroom and bathroom. Can sleep 1. Please note that there is a separate charge for enhanced procedures due to local Covid-19 and platform regulations - you will see the "Property Fee" charge. That will be dropped once things go back to normal. This vacation rental is fully furnished and equipped with everything you need to have a great ski vacation! • Space for two cars - one large SUV in the garage and one on our driveway - with plenty of parking close by for more cars.

● The minimum age of primary renter is 30. ● Must climb stairs. ● State Identification Card or Driver License copy will be requested upon booking.

House rules

Please be aware that we live in a peaceful, quiet neighborhood that has a mix of both full-time residents and units that are vacation rentals. Please consider the following: ● NO LOUD NOISE OR DISTURBANCES will be permitted - there is a strict 10:00 pm noise curfew ● This is not a “Party House” and renters need to be QUIET AND RESPECTFUL of their neighbors and their privacy ● The homeowners association (HOA) does not allow guests to have pets, and there are fines for the guests for not following the rules ● NO SMOKING in the unit/house as well as on the balcony. Any violation of the smoking policy will incur a $200.00 fine plus the cleaning costs necessary to remove smoke odors from the unit/house and/or linens. ● No parties or events. ● Pets are not allowed. ● You will be responsible for any damage to the rental property caused by you or your party during your stay.
